waste disposal units

The apartments were originally fitted with waste disposal units, as was the trend at the time. Nowadays they are not popular and generally not found in new homes. In Wellington in particular the city’s ageing wastewater system is not designed to handle food waste and therefore waste disposal units create significant environmental and structural challenges as pipes are pushed beyond breaking point and contamination leaks into the harbour. As well as the environmental concerns some owners have incurred costly repairs for flooding into apartments/retail units below.

Just recently a plumber investigating a blocked kitchen sink found a hard build up fish bones, coffee grinds and egg shells. This is the third time, that we know of, that this has happened. Not running water into the sink at the same time as disposing of food waste causes this.

The Body Corporate STRONGLY urges you to have your waste disposal unit removed.

balcony damage

Some unit owners have had their balconies recoated. If you haven’t the coating is now 22 years old. It’s really important that any cracks or splits like this are dealt with straight away to avoid water leaking into apartments below and unwelcome repair costs.

Please ensure that you keep an eye out for any damage or wear and tear on your balcony, and report it to the Facilities Manager, along with detail of remedial action you will take/have taken. Please use this helpful guideline. And if you need advice on how best to repair damage or deterioration let us know.
