window cleaning

3 window cleans and 1 full building wash are organised by the Body Corporate each year. Our contractors for this are the Goleman Group.

2024 dates: February, May, August and November.

Specific dates will be notified 2-3 days prior via notices in the building and a Facebook post.

common area cleaning

The main entrance foyer and apartment lift foyers are cleaned on a daily basis, and the apartment hallways weekly.

Please report any cleaning emergencies to 027-2844830.

lock-outs

Only you, and your landlord if you rent, hold the keys for your apartment. If you lock yourself out you will need to contact Beveridge Locksmiths (the official locksmiths for the building) on 04 566 1111 to arrange access. Note: they will charge you for this. Please do not contact the Body Corporate as they cannot help with this.

Owners, if you would like to get another key cut contact the Facilities Manager on dee@abswellington.co.nz to arrange this. The keys are part of a master key system and the Body Corporate needs to give approval for this. Keys are about $15 each from Beveridge. Likewise if you would like to purchase another access fob let us know. These are $56 each.

electricty

Each apartment is metered separately for electricity, which means that you can choose your own electricity supply company. If you experience issues with your supply please contact your provider.

If you need to read your meter at any stage the electricity meters are in the cupboard in the internal stairwell on your floor. The code for access is C1263.

 

Fibre Internet Connection

60 Willis is pre-cabled for fibre in every apartment. Contact your provider to make use of this.

The mailboxes are on the ground floor past the lifts. They are all ‘key accessed’ and you will be given the key when you purchase/rent your apartment. The Body Corporate doesn’t hold spare keys so you will need to contact a locksmith (via your landlord if you rent) if you lose your key.

courier deliveries

When ordering items online instruct the courier to page your apartment using the intercom so that YOU can release the door. It is not anyone else’s responsibility to do this.

The Body Corporate accepts no responsibility for parcels left anywhere in the building.

waste management

Waste reduction is important to us and we encourage residents to recycle and reuse where possible. We also provide small degradable bin liners for ease of handling of your landfill rubbish. Only daily household rubbish can be disposed of. If you have larger items such as heaters, fans, old computers and unwanted furniture you need to arrange disposal yourself. And it is not ok to dump your unwanted household items when you move out. Prevent the embarrassment of being contacted about this by taking the time to conscientiously repurpose items, such as donating unopened food items to the Food Bank.

Emergency civil defence kits are located:

  • Level 1 switchboard cupboard

  • Level 2 switchboard cupboard

  • Level 3 switchboard cupboard

  • Level 4 switchboard cupboard

Limited emergency water is stored in the boiler room on level 6. You need to keep your own supply of water.

Freeview digital TV is available in the building http://freeviewnz.tv/ . You do not need to own a Freeview decoder, just tune your TV, video or DVD recorder in the digital range. Your device must be capable of receiving a digital signal. There are currently 30 channels of TV available and 4 radio channels.

To get SKY installed contact SKY to request an installation and let them know that you need a satellite combiner to enable splitting of the VHF/UHF television signals.

lifts

There are two lifts for the building. The left-hand lift is for passengers only, and the one on the right is a goods lift, to be used when shifting in and out of the building, and for the carriage of large items such as new and used dishwashers, ovens, fridges, heating units, carpet, carpet cleaning machines, ladders and tools. A penalty of $200 applies for non-use of the goods lift. Both lifts are fitted with security cameras for the safety and comfort of passengers.

Faults or outages can by reported in the passenger lift using the voice panel, and the telephone in the goods lift. Please follow this process.

Note: the only entrance to the building is from Willis Street, ie there is no back entrance.

The New World Metro supermarket Inwards Goods department is situated adjacent to levels 3 and 4 at the rear of the building. This is a normal commercial supermarket operation, where trucks come and go. And there is noise with movement of goods inwards, and waste and rubbish outwards.

We have a very good relationship with the owners of New World. There is a high level of mutual respect. We have a “Gentlemen’s Agreement” that there will be no truck arrivals in the morning before 6am. A resident unit owner monitors this and liaises with New World management if there are any breaches.

If you have any concerns or complaints please talk to your landlord, or the Body Corporate if you are an owner occupier. Please do not under any circumstances contact New World or the City Council yourself, about any noise matters in the New World Inwards Goods area as this is damaging to the relationship.
