Protecting the quality and presentation of the building is very important and to this end we have set procedures for people moving in and out of the building. First and foremost the goods lift must be used. Make bookings via the Goods Lift Booking tile on this website. A penalty applies for non-compliance so please follow this instruction.

Additionally no damage must be done to the common area by yourselves or your movers. You are liable for the cost of repairs so supervise your move and take every precaution necessary.

Dumping of unwanted items as your vacate your apartment is forbidden. You need to take everything with you. And if you are donating items to charity these must be collected directly from your apartment and not left anywhere in the common area.

Along with the key to your apartment you’ll be given an access fob, which is used on the grey ADT readers to open the front entrance door and the lift lobby door on your floor. Your apartment key will also open the doors from the stairwells on your floor, and the storage locker room on level 1.

For your visitors there is an intercom. When they enter your apartment number at the control panel you will be alerted by a ‘bing bong’ sound in your apartment. Lift the handset and once you’ve confirmed the person is visiting you press the button with the key symbol on it. The door will be released. And they should then do the same when they reach your floor.

Each apartment is fitted with smoke and heat detectors. The key things for you to know are:

  • If you burn something the alarm will go off in your apartment. Open the windows and turn the extractor fan on. Do not open the apartment door

  • A lot of smoke, or heat, will set off the alarms in the whole building. If this happens, evacuate

  • Do not hit the detectors with anything to stop the noise. And do not cover the sounders with anything

  • You will be charged for any damage to the fire protection equipment

  • A false alarm call-out is charged out at $1250 + GST by the fire service. If you are negligent you could be liable for this cost.

Each year the heat and smoke detectors in every apartment are checked by Nationwide Fire Protection as part of the Building Warrant of Fitness. Someone from the apartment will need to be present when this is done. A call-out fee of $180 + GST will be charged if you, or your representative, are not home.

The smoke detectors were replaced 2014/2015 and have a 10 year battery, however in some instances they have failed early. If the battery goes flat the detector will ‘chirp’ regularly. If this occurs contact the Facilities Manager Dee Pesendorfer via dee@abswellington.co.nz or using the emergency number 027-284 4830 if it is in the middle of the night. .

Some apartments have a dedicated storage cage in the storage room located on the 1st floor; second door on the left from the lifts. Check with your landlord if you’re unsure if your apartment has a lock-up.

To open the door to the room swipe your access fob and then use your apartment key. You have about 5 seconds between swiping and opening the door.

Please ensure your belongings are contained within your lock-up only, and that the padlock is secured at all times. The dumping of unwanted items in the locker room is prohibited. The area is covered by CCTV cameras and there will be a penalty for non-compliance.

Moth balls are not to be used in this room.

There are 4 potential locations for your hot water cylinder depending on the layout of your apartment:
1. In your hot water cupboard
2. In your laundry/bathroom area behind the panel with the aluminum strip around it
3. Behind a panel accessible from the corridor
4. In 101, 201, 211, 301, 401 and 411 access is via the wardrobe in the second bedroom. Remove the shelves and unscrew the wall panel.

These will be in a cabinet on the wall by your apartment door or in a cupboard such as the hot water cylinder cupboard.

This is your first port of call if anything goes wrong with your electricity. Or your provider, or landlord if you rent.

If your apartment still has a waste disposal unit the Body Corporate strongly advises that you have it removed as in the past these have caused costly and time consuming repairs for owners. This is mostly due to residents putting unsuitable waste, such as egg shells, coffee grinds and chicken or fish bones, down them and/or not running water into the sink at the same time. Not surprisingly they are now banned in some countries.

The on/off switch for the unit is located on one of the power outlets around the kitchen bench. If the waste disposal stops working the reset button (red) is located on the bottom of the motor under the sink.

To be fully effective it is ideal that the fan is not only on when showering but for a time afterwards as well. Also, to ensure the fan works effectively it’s a good idea to clean the fan vent and outlet regularly. If your fan needs replacing this is something an electrician could do for you. One owner has had a more powerful fan installed with good results.
